MT PLEASANT, TexasJan. 19, 2024PRLog — His Glory Ministry, a beacon of faith led by Pastor David Scarlett, announces an extraordinary opportunity: the formation of the His Glory War Cabinet and a call for the chosen few who dare to make a real difference in the world through their faith and actions. With our true purpose here on earth being to bravely defend and elevate the truth, our goal is to save America and bring people to Jesus. We are looking for people who love our country, love Jesus and who want to help others around the world fight the war on truth.

The Bible says in John 8:32  “and you will know the truth, and the truth will set you free.”

The core mission of the His Glory War Cabinet, rooted in the infallibility of the Bible, is the urgent call to action for the transformative power of prayer, and the unwavering guidance of the Holy Spirit to elevate the downtrodden, guide the lost, and be a voice to the voiceless in every corner of the globe.

With generations of people numb to the word of God and having lost their moral compass, His Glory is organizing and strengthening to give a platform and a voice to God’s people to make a difference, lifting up the lost and giving them hope in this ever-changing world.

As stated from our founder, David Scarlett: “Joining the War Cabinet isn’t just a position; it’s a mission. It’s a commitment to carry the torch of faith into every aspect of society and ignite a fire of positive change.”

Inspired by Isaiah 6:8, “And I heard the voice of the Lord saying, ‘Whom shall I send, and who will go for us?’ Then I said, ‘Here am I! Send me,” we seek visionaries, leaders, and believers.

The Seven Mountains of Influence are the primary spheres of culture that make up a nation. They are; Business, Church, Education, Family, Government, Media, Sport, Arts & Entertainment and God intends for the Church to be involved in every “mountain. We are the Church. We are the body of Christ. Your role? To be an agent of change in these spheres of business, education, arts, government, and more, while bringing the power of Jesus to those who have been disconnected from Him.

Your Kingdom come, your will be done, on earth as it is in heaven” is a great general prayer to pray for your country. If you want to get more specific, you can pray for the Seven “spheres” that make up a flourishing nation.

Thank you so much for your consideration to sow into the HIS GLORY Kingdom. Will you help us spread the word and combat the war on truth?

The African American Art and Culture Complex’s Co-Executive Directors, Melonie Green and Melorra Green and leadership team are excited to announce the addition of David Mack in the new role of Managing Director.  As AAACC is preparing to complete the last installment of its successful five-month arts series, “Season of Black Art” in February, its leaders say Mack with his skills and expertise in operations and arts management, organizational change and funder relations could not have come at a better time. Mack started his tenure immediately following the Dr. Martin Luther King Jr. Holiday, Tuesday, January 16, 2024.

“The African American Art and Culture Complex is undergoing exponential growth and is expanding its reach regionally, nationally and internationally.  David Mack is a great addition to our excellent team,” said Reverend Arnold Townsend, President of the Board of Directors.

Over the past decade, Mack (he/him) has managed some of California’s most innovative performing arts organizations, including: Joe Goode Performance Group, Invertigo Dance Theatre, The Industry and Watts Village Theater Company.  As a Strategic Consultant, Mack’s clients have included the cities of West Hollywood, Santa Monica and Culver City, as well as Center Theatre Group and LA Dance Project.

During his four-year tenure as Managing Director of Watts Village Theater Company, the company tripled its annual operating budget, doubled the size of its Board of Directors and was awarded a Regional Theatre Tony Award.

Mack is no stranger to the Bay Area arts landscape.  Mack most recently served as  a member of WESTAF’s Greater Bay Area Arts & Cultural Advocacy Coalition and Co-Founder of Artist Magnet and Artist Magnet Justice Alliance, Oakland-based arts service organizations. He has served on the Boards and committee leadership of several arts organizations, including the San Francisco Arts Alliance and Western Arts Alliance.

“David has the expertise of managing immersive cultural performances in storefronts, train stations and public spaces with the ability to collaborate with national funders, corporations, local vendors, government municipalities and collaborating performing arts,” said Melonie Green Co-Director of the African American Art and Culture Complex. “He’s truly a great asset to our remarkable team with its recent success of the “Season of Black Art” and “The Wakanda Winter  Wonderland  that have been crowd pleasers.”

“I am honored and excited to join the leadership team of one of the oldest and most significant African American cultural organizations in the Bay Area.  AAACC holds a deep legacy and special place in the hearts of many artists and residents – locally and throughout the region.  I look forward to working with our team to expand the Center’s visibility and deepen our impact on the communities we serve with innovative programs like the “Season of Black Art,” said David Mack.

The AAACC launched “The Season of Black Art” to reintroduce San Francisco to the arts space that has sustained over 200 artists and businesses via funding from Mayor London Breed’s “Dream Keeper Initiative.”   The last installment of the series that has been directed by Rodney Earl Jackson, Jr., founder of the theater company, SF BATCO and its New Roots Theater Festival, culminates on Saturday, February 10th with an all-day “Symposium on Black Art.” The five-month  series launched in October 2023 to provide a platform of visibility for the arts and business cohort gave the community not only an opportunity to see unsung talent, but also the new renovations of the old building that was once a brewery.

Calmwater Capital Funds $32.25 MM Construction Loan to Complete So Cal Mixed-Use Development

101 E Valley Blvd., San Gabriel Ca

101 E Valley Blvd., San Gabriel Ca

EL SEGUNDO, Calif.Jan. 16, 2024PRLog — Calmwater Capital has provided Alhambra, CA-based GE Development, Inc. with a $32.25 million construction loan for the completion of The One, an 81-unit multifamily development over 13,000 square feet of street-level retail in the Southern California community of San Gabriel.

Calmwater’s financing will be used to take out the original construction lender with a portion of the loan proceeds to be used to fund hard and soft costs needed to bring the project to 100 percent completion.   The property was 86% completed at loan closing.

“Undertaking projects mid-construction inherently involves various uncertainties and challenges, which can be particularly complex to manage,” said Calmwater Managing Principal Larry Grantham. “With our construction experience, we were able to structure the loan to ensure the sponsor would have the necessary funds to address any contingency and deliver the property on time.”

Other members of the Calmwater team included Vice President Zach Novatt who heads the firm’s originations efforts in the Western United States and Senior Associate DaJuan Bennett.

The transaction included an additional $3.75 million in subordinate financing from a Los Angeles-based alternative lender in order to reduce the borrower’s equity commitment.

“The sponsor relied on our strength and relationships as a national bridge lender along with our knowledge of the local market,” added Novatt.   “We were able to quickly understand the story behind the project and structure a loan to help the borrower meet its business goals.”

The One is being built on a nearly one-acre site at 101 East Valley Boulevard at the northeast corner of Del Mar Avenue, considered the center of San Gabriel’s commercial corridor.  The One is directly across the street from the city’s landmark Focus Plaza, which is anchored by the popular ethnic grocery store 99 Ranch Market.

When completed in the second quarter of 2024, The One will deliver a mix of studio, one- and two-bedroom market rate apartments in a multi-level four-story building.    Common area amenities will include a three-level subterranean parking garage, interior retail plaza and pedestrian promenade, resident sundeck, and rooftop garden.

Due to the excellent visibility from the heavily trafficked intersection, the sponsor has already signed two retail leases and accepted two letters of intent (LOI), representing 70 percent of the retail space.

Zalmi  Klyne and Karl Weidell in Northmarq’s Los Angeles office arranged the financing.

The Pablove Foundation Announces 2024 Childhood Cancer Research Grantees

Three Pioneering Pediatric Cancer Researchers Awarded Funding for Exceptional Science

LOS ANGELESJan. 16, 2024PRLog — The Pablove Foundation’s 2024 Childhood Cancer Research Grantees were announced today, awarding funding to three leading cancer researchers. This year’s recipients are: Eunice Lopez Fuentes PhD of University of California, San Francisco, Inga-Marie Schaefer MD of Brigham and Women’s Hospital, Boston, MA and Aasef G. Shaikh MD, PhD of Functional Electrical Stimulation Institute, Cleveland, OH.

The grants were selected by The Pablove Foundation’s esteemed Scientific Advisory Committee based on their scientific excellence in addressing pressing issues faced by kids with cancer.

“This year is extra special as these grants were funded in partnership with cancer families as part of Pablove’s Fund-Your-Own Research model.” says Emily Keith, Executive Director of The Pablove Foundation.

Pablove’s Fund-Your-Own Research program allows advocates to mobilize fundraising around a specific type of cancer research. The Burns, The Horvaths and The Viswanathas, 3 families directly impacted by childhood cancer, helped provide the funds necessary to support these groundbreaking proposals.

Pablove’s seed grants provide initial funding that allows young investigators with bold ideas to collect the data necessary to qualify for large-scale federal grants. Each grantee receives a $50,000-$100,000 grant to fund their proposal, with the potential to extend funding.

“Cancer is the leading cause of death by disease in children and teens. The need for innovation in the childhood cancer community is real and urgent. Pablove continues to power the next wave of scientific progress because our kids deserve more. We are proud to connect brilliant researchers with the funding necessary to advance safer treatments and cures. Our grants exist so that every parent of a child diagnosed with cancer has the hope to watch them grow into a healthy, happy adult,” says Keith.

Dr. Lopez Fuentes’ research at UCSF seeks to unravel how Osteosarcoma develops and identify targets for therapeutic intervention. There is a need for novel combination therapies in Osteosarcoma. If successful, Dr. Lopez Fuentes’ studies could establish a new paradigm for the design of clinical trials. This grant was funded in partnership with The Burns family of Wilmington, Delaware, whose 9-year old son, Gavin, was diagnosed with Ewing Sarcoma in 2022: undergoing a difficult treatment of chemotherapy, radiation, and a below-knee amputation.

“We’re incredibly proud to be able to take our difficult situation and turn it into something that could potentially change how we treat bone cancer. Our kids deserve better treatment options, and we are grateful to our community for supporting our goal to make a difference,” said Jonelle Burns, Gavin’s mom.

The project led by Inga-Marie Schaefer MD of Brigham and Women’s Hospital will study uniquely developed sarcoma cell lines to shed light on how the disease develops in kids. The work will leverage the first-ever patient-derived preclinical models of CIC-rearranged sarcoma to identify biologic vulnerabilities. If successful, the results would pave the way for a clinical trial evaluating urgently-needed targeted therapies for patients with this aggressive sarcoma. This grant is funded in partnership with The Horvath family of Lexington, MA, whose 12-year-old son, Colby, is a childhood cancer survivor and passionate advocate.

“We are thrilled to fund our second research grant with the Pablove Foundation. Colby’s journey has fueled our collective determination that curing childhood cancer should not be a possibility, but a promise. Every dollar we fundraise contributes to a brighter future for children like Colby. We are looking forward to seeing how Dr. Schafer’s research will impact childhood sarcoma treatment,” says Courtney Horvath, mom of Colby.

Dr. Aasef G. Shaikh’s project at Functional Electrical Stimulation Institute in Cleveland, OH uses computer simulations to further our understanding of Opsoclonus and identify potential treatments. This will expand our understanding of what causes the chaotic involuntary eye shaking associated with OMS. This grant was funded in partnership with The Viswanathas, whose daughter, Keira, is affected by the rare autoimmune disorder associated with Neuroblastoma.

This year marks $3.8 Million across 56 seed grants awarded by The Pablove Foundation. Pablove continues to advance safer, less-toxic treatments and improve quality of life for kids with cancer.
